METERING AND TENANT BILLING
Automatic meter reading, or AMR, is the technology of automatically collecting consumption, diagnostic, and status data from water meter or energy metering devices (gas, electric) and transferring that data to a central database for billing, troubleshooting, and analyzing.
The advantage is that billing can be based on near real-time consumption rather than on estimates based on past or predicted consumption. This timely information coupled with analysis can help both utility providers and customers better control the use and production of electric energy, gas usage, or water consumption. It is vital to control expenses in order to establish long-term profitability in your business. Tenant sub-metering for energy consumption involves BTU meters, energy data and software that deliver the essential information needed to assist you to lower your expenses and increase profits. Traditional tenant sub-metering had to be manually read or lacked efficient sub-billing software. Eneffen provides a total accurate sub-metering solution in the best interest of all parties all managed from your building automation system. In the conventional systems billing is done based on the area acquired by each tenant. This leads to heavy losses to the service provider or the tenant as the tenant pays according to the area acquired and not as per actual consumption of energy.
In almost all Cooling applications chilled water is used. It is required to calculate the amount of energy extracted from the cooling media. This involves the measurement of flow of the cooling medium, the inlet and outlet temperature and then using temperature difference to calculate the Net Heat transferred.
The BTU (British thermal unit) meters based solution offers billing based on the actual consumption of energy by each tenant. Thus each tenant pays only for the usage of the energy. This provides an accurate billing solution.
A BTU meter comprises of the following:
• Accurately calibrated Electromagnetic Flowmeter
• Matched pair of temperature transmitters
• BTU computing unit
BTU meters use accurately calibrated Electromagnetic Flowmeter, Matched pair of temperature sensors and computing unit to calculate Net Heat (BTU) consumed.
Net Heat (BTU) = Qm X Enthalpy Difference (HTI – HT2) With enhanced metering solutions from Eneffen, it is easy to quickly and cost-effectively allocate individual occupant electrical usage and provide your tenants the information for their individual energy usage.
